Check the Real Estate Agent’s License

Whether you are planning to buy property in Dubai Marina or any other community, make sure to verify the agent’s work license. In Dubai, the government uses a system called RERA. Every official agent needs a RERA card. Ask to see this card right away. Look at the number printed on it. You can put this number in the official Dubai REST app to see if the agent is real. Only work with the approved ones. This step keeps your money safe.

Verify the Property Ownership

The Title Deed is the official ownership document. Ask the seller to give you a clear copy. You can check this document online through the Dubai Land Department website. This quick check tells you who really owns the house. It also shows if the property has an active bank loan on it.

Sometimes, the court blocks a sale because the owner has legal trouble. Checking the Title Deed takes only five minutes. It saves you from massive legal problems later.

Calculate All the Hidden Fees

The price of the house is not the only money you will pay. So, you must plan for extra transaction fees. The government charges a four percent fee for the land department transfer. You also pay a two percent fee to your real estate agent. There are small fees to register the property under your name. Contracts in Dubai follow standard government rules. You will sign a document called Form F. This form lists the rules of the sale. Read the exact payment dates. Read the rules for leaving the deal. You can hire a trusted company, like Hamptons International, to handle the paperwork safely.

Use Safe Accounts for Payments

Never send your money directly to a person. The law requires a special bank account for off-plan homes. This is an escrow account. The government watches this specific account. The builder only gets the money when they finish approved parts of the building.

Ask for the official escrow account number. Verify this exact number with the land department before you send your bank transfer.
